🏡 How do you want to sell your home?
Sell your home yourself and save the agent's fee — often tens of thousands of kroner — or let an estate agent do the whole job. We give you the tools either way. Choose below.

What's the difference between «sell yourself» and «use an estate agent»?
| Sell yourself | Use an estate agent | |
|---|---|---|
| Cost | Fixed costs: publishing, condition report, settlement, possibly seller's liability insurance. You save the agent's fee. | Commission, often 1–3% of the sale price — easily tens of thousands of kroner. |
| Work | You do the job yourself: photos, sales prospectus, viewings, bidding round and coordination. | The agent does most of it for you. |
| Rights | The Property Sales Act (avhendingslova) applies in full — the buyer has the same rights against you as in an agent-led sale. | The Property Sales Act applies equally. The agent additionally has statutory duties towards both parties. |
| Security | None of the Estate Agency Act's protections: no duty of care, statutory bid log or supervision. A condition report + authorised settlement are recommended. | A neutral, authorised and insured professional. Supervision by the Norwegian FSA (Finanstilsynet), a statutory bid log and agent-handled settlement. |
The Property Sales Act (avhendingslova) is the shared baseline — the buyer's core rights are the same either way. The main difference is the Estate Agency Act's layer of protections and who does the job + handles the settlement. This is information, not legal advice.
💰 What does selling yourself cost?
The Folkemarked tools are free. You only pay for what has to be done by others — and you pay for the condition report and settlement anyway, whoever you sell through. What you actually save by selling yourself is the agent's fee.
