What is the sales prospectus, and can I get it automatically?
The sales prospectus (salgsoppgave) is the document that gives interested buyers a complete picture of the home — key facts, price, description and photos. Folkemarked generates it as a PDF for you automatically once the listing is ready.
What the sales prospectus contains
- A cover page with the main photo and asking price.
- Key facts — property type, floor area, bedrooms, ownership type, year built and price details.
- The description from the listing.
- A photo gallery with captions and room labels.
- Information about private sales and settlement, plus contact details.
How to get it
The sales prospectus is generated automatically for homes listed for sale by a private individual that have at least one photo. You'll find it under Vedlegg (Attachments) on the listing page. Under Mine annonser (My listings) there is also a button to open or regenerate it — useful if you've updated the photos or description since it was first generated.
Photo captions
We use Claude (Anthropic) to write short, factual Norwegian photo captions and room labels for each photo. The captions are stored and reused — we generate them once, not on every download. If AI isn't available at that moment, the sales prospectus is generated without photo captions and is just as valid.
For private sellers only — and for sale, not rent
The automatic sales prospectus is only available for homes listed for sale by a private individual — not for rental listings, and not for listings published through a business account.
